· Find Comparable Properties; Active, Pending and SOLD

· Analyze current marketing conditions

· Visual inspection of property (recommend improvements, potential repairs)

· Recommend best list price

· Take photographs for ads and Web sites

· Measure property and room sizes

· Fill out and explain listing agreement

· Provide all necessary disclosures (required by law)

· Provide all documents (as needed)

· Verify all information (schools, taxes, water & sewer, etc.)

· Input Listing into MLS (available to thousands of agents)

· Input Listing and upload photos to all Web sites (6 major sites)

· Order preliminary Title report (for hidden or unexpected problems)

· Check Title report for any problems

· Promote Listing at weekly office meeting (40+agents)

· Create flyer w/ photo

· Mail New listing notice to agents and neighbors

· Install post sign and flyer box

· Install and monitor Electronic lock box

· Promptly respond to all ad calls (test me!)

· Schedule and coordinate all agent showings

· Monitor all agent showings and follow up

· Place ads in numerous publications

· Trace, track and analyze all ad calls

· Receive offers, analyze and present to seller

· Consult Seller and negotiate terms with buyers agent

· Have all documents signed, including all "required" disclosures

· Open or verify escrow deposit

· Confirm purchasers qualifications and cash reserve

· Review inspection addendum's and advise Seller accordingly

· Schedule and supervise all inspections

· Negotiate all required or requested repairs

· Arrange for contractor bids and repairs if necessary

· Coordinate repairs / treatments if necessary

· Meet appraiser; supply with comparable sales

· Provide documentation of completed repairs to purchaser and lender

· Monitor all time requirements of sales agreement

· Have frequent contact with lender and Title / Settlement company

· Go over closing statement and net proceeds before settlement

· Attend closing appointment w/ all documents in case of problems

· Coordinate delivery and possession to purchaser

· Remove lock box and sign

· Change listing status to SOLD

· Follow up after sale if any issues arise, advise Seller

· Add Sellers name to long list of Homes Sold database
